Yard drainage and grading solutions in Charlotte
Our clay does not drain; it holds. Water that lands on it either runs off downhill or sits, and both are bad for a lawn. The soggy corner by the fence, the moss under the oaks, the mulch that ends up in the street after every storm, the crack in the patio: they are one problem. We find where the water comes from and where it can go, and we build the path between them, before anyone talks about seed.

What we install
- French drains with perforated pipe, washed gravel and filter fabric, run to daylight or a dry well
- Downspout extensions buried to a pop-up emitter, so roof water leaves the foundation
- Channel drains across driveways and patio edges
- Dry creek beds that carry water and look like they were meant to be there
- Regrading of low spots and swales between houses
- Catch basins where the water collects and cannot be moved any other way
What it doesn't cover
- Foundation waterproofing and crawlspace work
- Anything that changes the flow onto a neighbor's lot without a plan; that needs an engineer and sometimes a permit
- Sump pumps and interior systems
Saying so up front is cheaper for both of us than finding out on the day.

Drainage & Grading questions
How do you know where the water goes?
We come after a rain if we can, and we run a hose if we cannot. Ten minutes of watching water is worth more than a survey for most residential yards.
How much does a French drain cost?
Most residential drains we install are 40 to 80 feet long and run between $2,000 and $5,000 installed, depending on depth, what is in the way and where the outlet is. We quote it after we see it.
Will it fix the mud by my back gate?
Almost always, if the water has somewhere to go. If your lot is the low point of the street and there is no outlet, we will say so and talk about a dry well instead.
Do I need a permit?
Not for a French drain on your own lot that discharges on your own lot. If the outlet goes to the street or a storm drain, Mecklenburg County has rules and we handle the paperwork.
